Public utilities and septic system

Hey guys I was looking at a beautiful property with nice view great surroundings
basically, a very desirable place to be but the owner mentioned that it will need a well and a septic tank installed should I walk away from the property, or should I continue pursuing the property?

For something like this, it could still make sense to buy, but you’d want to make sure you’re getting it at a serious discount (like, maybe 30% of market value, less if possible) because this extra profit margin will help give you a buffer or protection if the septic system isn’t feasible and/or if the ground doesn’t perc.

You don’t need to install the septic system yourself to sell it. Many buyers are happy to do this work on their own if they like the other attributes of the property… at the most, you might want to order a perc test just to verify that a septic system can be placed there.

Check with the county as to well and septic requirements. Even though you might not instal well and septic if you have certificates to do both it adds considerable value the property.
