Amen, Zeeshan. The due diligence is the thorniest. I would add a fourth skill. Dealing with all the ancillary people you run across. Planning and zoning, bushhoggers, surveyors, drone pilots, land agents, troublesome neighbors, and all the others. None of those are people you run across in traditinal real estate.
