Don’t really know where to start on this one but I’ll try. There’s a lot next to one that I own in Arizona and the owners are deceased according to the skip trace that I had done. The major problem is that the back taxes have been paid via the auction by two people for the past 10 years and neither one of them have foreclosed on it. I thought that you could foreclose on the property after three years . Anyway, is there anyway I could acquire the property without going to the next auction? By the way, it’s only 25 feet wide so it’s not legally buildable according to the accessor/planning and zoning department…
Any suggestions would be greatly appreciated.

- find the heirs, see if its gone thru probate
(might be the same people who’ve been paying the taxes)
I dont know about Arizona’s tax auction laws, but if they have the right to foreclose but haven’t, they might not know they need to do anything. Make an offer to help them unload the parcel to you, by foreclosing then selling it to you. Offer to do all the work / bear the expenses if the lot is worth it.

Eric - Have you called the county assessor or treasurer with your questions? I don’t see why you would need to wait for the next tax sale auction. Maybe you could pay what’s due the county and receive a deed of sorts.
I’m wondering - What is your exit plan for the 25-ft. lot? Sell it combined with your current lot? Would that make it more attractive to potential buyers?
I talked to the folks at the assessors office yesterday and a few times last month. Every person I talk to I get a different answer. The lady that I talked to yesterday suggested that I call the guy who’s bid on the lot the past 10 years and see if he’ll allow me to pay him all fees owed assume his rights to foreclose on the property. If that works, I’ll be able to add the lot to mine then subdivide it into two lots. The county requires lots to be 50’ or more to build on it.
