And if so, what do the marketing requirements look like for them (ie how many mailers/text/cold calls to get a deal). By micro deal I am talking about lots you can buy for $500 - $5000 and sell for $5000 - $20000 (roughly).
Just finished my first mailer that was just under 2,000 letters, and signed a purchase agreement for a 1.0 acre lot in Wayne County, NC. Looking to purchase it for <$4k, and likely sell for around $15k to $20k.
Can send you more details if you’re interested. Surprisingly, the range for size was 1-10 acres and most of my responses were for the 1 -2 acre lots.
That is awesome! Would love to connect and hear more. Ill send you a message.
I have also come across plenty of these smaller properties in my markets. They aren’t my first pick of properties at this stage of my career, but if I were a beginner, they would be good ones to get started on.
Yes, there are micro deals out there. The value is a little iffy for a lot of them, but if you want to get started with the cheap stuff, they can be found, especially in those rural areas 2 or more hours away from any big cities.
I came across some free infill lots recently. Not crazy valuable, but worth a lot more than free.
Thanks for the replies everyone!
