Back taxes paid, but title still shows old lien?

I bought a tax delinquent lot and paid all the back taxes in full at closing. I have the receipts and the HUD statement to prove it. Six months later, I’m trying to sell the parcel and the buyer’s title search is still showing an old county lien that should have been cleared. Now my buyer is getting cold feet.

I called my title company three times and keep getting the runaround. No callbacks, vague emails, no accountability. Should I be filing a claim against my title insurance policy? Is there a way to get the county to issue a lien release directly? What are my options?

Get a copy of the HUD showing the payoff and a copy of the check from the closing attorney to the county (both sides so you can show where/when it cleared) With that information in hand, call the county and present the evidence that they were paid. You can show it to your buyer too so that they know you are shooting them straight.
