Best way to find off market properties

Keep in mind, once you know what specific property type you’re going after, your price range, your exit strategy, your market, and more… you can get A LOT more specific about which method actually makes sense.

I’ve had the best luck with off-market deals by building relationships—local wholesalers, small investors, and even chatting with longtime neighborhood owners has led me to more leads than any fancy tool. Driving for dollars and sending a few targeted letters has also worked surprisingly well for me. What approaches have you already tried in your area?

Are you looking for deeply discounted properties, or just any property owner who will sell at full market value, but doesn’t currently have it listed?

If you want the deeply discounted stuff, a tax delinquent list from the county is hard to beat. It’s a pain to get it, and there can be a lot of junk on that list too, but even so, it’s very much worth the effort because of the motivation many of those property owners have.
