Hey guys do you think when doing direct mail, I can still be successful with it
without the delinquent list like just pulling a list from a data source if I send enough mail?

There are lierally hundreds of us out here using lists pulled from places Seth has reviewed and has blog posts about on REtipster such as DataTree, Prycd, etc. So, the answer to your questions is YES. The idea behind the delinquent tax list was those folks are thought to be motivated sellers - there must be some reason why they are delinquent such as donāt want the property anymore, canāt afford the taxes, inherited it etc.
What the land āinvestingā community has largely shifted to is just mailing the larger population of all land owners - not just tax delinquent ones - in hopes that they, too,might be interested in selling their land and happen to have your letter arrive at just the right time (along with obout 17 other lettes that week).
I am of the opinion the land owner community has gotten a lot more concious (over the last 10 years) of the value of their land and not willing to let it go for pennies on the dollar any more.
I believe there are benefits of both approaches - shotgun and rifle.
I suggest choosing one and being consistent with it for a good while.

With the high cost of mailouts, I am focusing on using tax delinquent lists. I was able to buy a list for an Arizona county from Mike Alder. It was a county that didnāt offer their list publicly.
I paid a fair price to Mike and he promptly emailed me the list with the specifications I was looking for. It was in an Excel format so I could organize the list for my purposes.

Robert - Somehow Mike Alder has access to tax delinquent lists that I couldnāt locate by contacting the Arizona counties directly.
He works nationwide, of course.
