Hello everyone wanted some of y’all opinions and advice from your experience
when sending direct mail and you get a good response rate but just doesn’t close on a property do you follow up and send like a final notice campaign or just pull a whole different list or county? Which one has you all had the most success at doing?
*what do you mean “good response”? Did you mail a low ball offer or range? Did the intake person build rapport and identify the problem/motivation? Are these good marketable properties? Buy for $20k sell for $30k plus? Markets with good STR? Are they flat dry and can I drive right up to the property line?

Good response rate meaning for the amount of mail I sent I had owners respond but the properties just didn’t meet my criteria
Or me and the owners couldn’t come up with a deal that made sense for the both of us basically I’m asking when sending your campaign do you be send a final notice campaign and follow up or do send a different campaign with a different list?
There’s money in follow up. If it’s a property you want and you’re not together on price then let it sit and follow up. Or show why your wholesale value makes sense. Or offer to market (taking and option) and split upside with you. For me, it’s always what problem needs to be solved.
