Motivated seller has a FL lot, 1 acre. 14% of it is easement for drainage. Would you discount your offer by 14%?
@suitedconnector sounds like you’d still have 0.86 acres to work with, minus any setback requirements. Depending on the highest and best use, it sounds like there’s probably still some value there.
An easement usually doesn’t prohibit you from using that portion of the land to some extent. You just can’t build any improvements there or block the area in some way (depending on how the easement is worded).
