I’ve been diving deep into land investing lately and wanted to share a few insights that have helped me (and others I work with) find off-market land deals. As many of you probably know, getting in touch with landowners directly can be a game-changer, especially since landowners tend to be less emotionally attached to their properties compared to homeowners.
I’ve seen some great results using a combination of targeted marketing and personalized outreach strategies. For those interested, here are a few tips that have worked well:
Text Messaging Outreach: Surprisingly, direct texting has proven to be highly effective. Many landowners are more responsive to texts than cold calls or emails. I’ve been using it to reach landowners who might not even be actively listing their property but are open to selling.
Filtering for Motivated Sellers: It’s crucial to filter out leads that are actually interested. I’ve found that setting up criteria to qualify sellers beforehand saves a ton of time.
Automation & Follow-Up: Automating follow-ups has helped maintain engagement and close deals faster. Consistency is key, especially if you’re working across multiple states.
I’m curious—what methods are you using to reach landowners? Would love to hear your thoughts and maybe share a few more strategies if there’s interest!
Great tips Zeeshan! How do you reach out through text for the first time, like what things would you say? Also how are you finding the people who aren’t actively listing their properties?
Also I would love to hear the criteria you use for filtering buyers who actually want to sell
Thanks for sharing Zeeshan, I’ve heard some stories about lawyers calling land dealers, and threatening lawsuits for texting. But its seems to work for others. I wonder if anyone has experienced this? Receiving strange texts always turns me off, personally. I plan to use direct mail with a follow up 4 weeks later via email or postcard.
Hey Ria, great questions! For initial outreach, I keep texts straightforward and personalized—just enough to spark interest without being pushy. As for finding off-market owners, I use specific data sources and filters to target leads who might be open to selling. Happy to jump on a call and share more details about how I approach this!
Hey Michael, thanks for your input! Yes, texting can be tricky, but with the right approach, it’s been effective. I’ve seen good results by keeping messages value-focused and respectful. Let’s connect over a call—I’d love to share more about how I ensure compliance and the strategies that have worked for my clients.
