find easement access before doing survey

Hello Tipster group,
If the lot looks land locked(per datatree map) and seller says it has easement access. Is there way to check the easement access before ordering survey ? thanks in advance.

@kamesh Try calling the County or Town. Many times they will have it on record.

First, look at the vesting deed. Often it will make refernece in the legal description or metes and bounds.

If the legal decsription mentions a lot number or subdivision then call the county to see if a plat is recorded – the plat will show easements.

Finally, like Karl said, call and ask the County recorder to see if any easements are recorded with deed. Often you will actually need an abstract to find one recorded in the past.

I usually ask the seller to provide me with documentation of any easements paperwork they have.
