Does anyone know the specifics on marketing in GA?
On the blog post Seth made on ‘Wholesaling Real estate: Is it Legal in your state?’ Wholesaling Real Estate: Is It Legal In Your State?
When you hover over GA it mentions Atlanta prohibits investors from contacting potential sellers more than once in180 day period.
If I market to out of state owners does that still count? And does that just apply to the city of Atlanta properties or the whole state? I couldnt find much info on this topic. Any help would be great thank you.
@raph1 I think you might be mixing up two separate issues. The blog post you referenced addresses which states it’s legal/illegal to assign contracts and/or do double closings.
What you’re asking about is a marketing question and when you’re allowed to contact people.
As for your question, I’m no attorney, so don’t quote me on this, but I think what matters is where the property is located, not where the owner lives. If anyone else has better knowledge on this, I’d love to hear it!
Thank you, Seth! @raph1, my husband is a land surveyor here in Georgia so our strategy is to purchase land from wholesalers (assignment deals). If you’re canvassing for wholesale deals and need a buyer, we’re looking for 5-15 acre tracts (maybe more if we can get financing) we can subdivide and flip to smaller builders or individuals who want to build a home or place a mobile home on the lot. Almost any county in northern Georgia would work for us, specifically Pickens, Rabun, Habersham, White, but there are many others. We’d like to find a wholesaler we could partner with here in GA long term to purchase tracts, subdivide, sell and repeat.
