Help on Self-Closing Lower-Valued Properties in Pennsylvania

Does anyone do self-closing on properties with fair market value less than $8k to $10k in Pennsylvania?

If so, let me know. I’m currently focused on buying and selling through title companies only, and accidentally mailed some owners of lower-valued properties, based on the comps I found after these sellers responded.

Probably the only thing that varies would be whatever supplemental docs are required to notify the municipality of the sale.
