How important is access to tax information during county selection?

I’ve been running into issues with some county websites/depts providing incomplete, nonexistent, or difficult-to-access property tax information.

I’ve been able to get property data relatively fine, but it’s been a bit difficult figuring out if they’ve been up on their taxes. Is this important? Or is it better to just target regardless of tax status?

Are you talking about delinquent tax lists?

If you can get them and sort through the data without pulling your hair out, it’s great information to have, but sometimes it’s just too much of a pain. Some counties will truly make it impossible.

When I moved away from getting delinquent tax lists, I did notice a dip in my close rate but at the same time, my life got soooooo much easier. Getting lists from data providers that make it easy is a huge benefit in itself.

I’m with @charlotteirwin - I wouldn’t get too hung up on the tax delinquent status. If you can get it, go for it, but also know that there are some great deals where the owners are current on their taxes and some terrible deals where the owners are delinquent.

I’ve been working for years without any upfront tax delinquent information and from what I can tell, it has not hurt me any.

I might be sending more mail than I need too, but I also don’t have to look at a lot of trash properties that show up on those delinquent tax lists.
