Importance of pictures for selling your land

Hey friends I was wondering when I’m selling my property and need pictures of the land and its surroundings, will my iPhone camera be good enough or is it best to just invest in a professional photographer?

Hello Robert - I’ve seen some nice photos from smartphones. I say if they are adequate, I would use them.

Depending on how good the pictures are (lighting, angles, how much information you can convey in the pictures), iPhone pictures could be enough. It’s not so much about the camera as it is about the photographer and how well they know how to take property photos. I actually wrote a huge blog post about this years ago.

I’ve sold properties with very simple point-and-shoot pictures, just be sure to take them in landscape/horizontal, not vertical, and try to do it on a day with enough sunlight.

Pictures do matter a lot, but that doesn’t mean you need to spend a fortune on them.

This is part of why people get drone photographs, because they’re probably the most informative when buying land. The pilot can get some iPhone pictures from the ground while they’re there (just be sure to tell them to do this, so they don’t forget).

Again, see this blog post for some instructions you can give the pilot, if you go this route.

I agree with Seth. It depends more on the ability of the photographer to capture the appeal of the surroundings than it does on the equipment they use. Photos get compressed and downsized for the internet anyway, so the quality of the image isn’t as important as what that image is conveying. If you’re confident in your ability to snap great shots, go for it with your iPhone!

Seth - Thank you for the info. I’ll check out your blog posts for ways to improve my photos/video.

I learned the importance of good pictures the hard way when I tried selling one of my small land parcels. My first listing had dull, low-quality photos, and I received very few inquiries. Once I uploaded clear daytime shots and a few drone angles, interest in the project picked up almost instantly. It honestly made me realise buyers can’t imagine potential if they can’t see it. Have you noticed the same with your listings?

Thanks so much Selena, I will definitely keep that in mind about taking good clear daytime photos. I just started posting my listing so I will definitely pay attention to the feedback I get.
