I’m noticing that even out of like 10 counties I’m working with I only have a list of about 2,300. Am I doing something wrong? Using the following criteria
Residential/Vacant land
5 acres+
No LLC, Inc, City, Corporation names, etc
Out of county zip codes
No duplicates based on owner name and mailing zip
Using Propwire in combination with county data. Is this a healthy list to get started with? I hear people talking about sending mailers to 10k+ people but I don’t know how many counties they are running data collection on.
It’s hard to say without knowing more, like how big and rural these counties are. That number does seem a little small for 10 counties, but it may not be wrong.
When I get numbers that seem strangely low, I’ll start playing around with my filters. You could change the acreage range by increments of 1 acre, up or down, and see if that makes a big change in your numbers. You could also try eliminating the ‘No LLC’ item, because and LLC owner usually isn’t reason enough to screen a person out IMO. The property use can also be a weird thing, as not all counties define this the same way.
It could also be differences with each county’s database. I see this a lot when I’m pulling lists across multiple counties at a time. For whatever reason, not every county classifies the same properties the same way, whether it’s in how the sizes are measured, the zoning is defined, and other odd stuff. This might be one reason to pull your lists from one county at a time before moving on to the next one.
The data service, whichever one you’re using, can also have a surprising impact sometimes. Sometimes I’ll try to filter a list as similar as I can between two different data services an the number are different by several thousand.
Try using something other than PropWire. Not saying PropWire is bad, but it’s always good to have 2 different data services so you can use compare the results and see which one seems to be more accurate.
