Land Quality - Where are the good tracts?

I am a long horizon buy and hold investor. Farmland, timberland, rural acreage tracts, with a sprinkle of house lots mixed in for my homebuilding business. I have been buying land for 35+ years. I still rely on old school networking but am always looking for more inventory. I have struggled to get ANY wholesalers/flippers/“investors” to send me leads on anything that is not crap. Are all of the “investors” just buying .12 acre lots and desert tracts? I would love to develop a relationship with a marketer who would send me deals, hell I will even finance all the costs associated with it but I cannot for the life of me seem to get any of the investors to ever follow up with a deal. I am sick of getting on “buy box” lists etc. only to never hear back. When I do, it’s an unbuildable overpriced fraction of an acre. Where are the land tracts and who can I get to work with me? I am beginning to think other than the scraps the land business as you guys know it is dying. It is already dead based on how I knew it. Are there still so many buyers that nobody wants to work with a single investor?

I’m a builder/Realtor. I experienced the same thing. The reason that you can’t form a relationship with a wholesaler is that they are on the opposite side of the deal from you. They want to retail to you, not wholesale. And land wholesalers are very scarce-almost all are house guys. I’m glad to see you are getting some response here.

I agree but I am a buyer. Wholesalers are whatever they want to call themselves these days need buyers. If I was a serious land dealer, I would have a rolodex of buyers like myself that I could call to quickly sell property. I am willing to pay market value, I am not pinhooking (like they are). The issue is 99% of “wholesalers” and “investors” are punks sitting in there parents homes trying to tie up land without any success., after reading how to do it on youtube and the zillion websites teaching it. (sorry Seth!) Just like with real estate agents, 99% of the business is done by 5-10% of the brokers. The ones actually doing deals evidently have the buyers they need. And I kind of disagree about land wholesalers being rare, I get 20-30 letters a week from them, all different guys each time. I do not get that many letters on my houses and rental properties. I have spoken to at least 100 “investors” and “wholesalers” over the last 3-5 years. All promise to work with me and to market to my areas and send me leads. I have yet to hear back from a SINGLE one with any leads. I have a very large “buy box” ( their term that I hate) so I would think there would be some room to find leads but they all drop away. I think that the leads for decent tracts are just not there now. I think the low hanging fruit is gone so now it is a business of those who can do, those who can’t teach.
