Land swap?

Do any of you know anything about the possibility of swapping or exchanging one of your parcels for someone else’s?

I understand that a 1031 exchange lets you sell a property and buy another one within a window of time, but I heard that between the cost of escrow and specialized exchange firms, it generally isn’t worth it for properties less than $50k.

I’m hoping that a land swap between two parties would be more simple, and retain the advantage of not triggering a tax consequence.

Does anyone have knowledge or experience with this?

@oranjoose if it’s a like kind exchange, it seems pretty simple. Both parties could just sign their deeds over to the other for a consideration of nothing (it would be a non arms length transaction).

If the parcels aren’t of the same value, then I guess it would probably get more complicated, but probably not that difficult.
