Listed with a realtor

Hi everyone! Was wondering if anyone can give me some insight or advise with this prospect.

The owner of a property responded to one of my letters and wanted me to make an offer on it. I told him I saw that it was listed with a realtor, he said not to worry about that. Said he would cancel with her… He can’t sell to me unless he cancels his contract with the realtor right? What if he sells to me while under contract with the realtor? I don’t want to do anything unethical here, but he obviously isn’t happy with the job the realtor is doing. Thanks

@leonh - I agree with your take on the matter.

OR you could negotiate a deal and include the realtor’s commission so they get paid. Just expect lots of “help” from the realtor for the seller.
