New to Wholesaling – Looking for On & Off-Market Deals in Gwinnett County, GA & a Mentor/Partner

Hey everyone,

I’m new to real estate wholesaling and looking to connect with experienced investors for guidance. I currently work a 9-to-5 job while attending college, so I’m balancing wholesaling with my schedule. Instead of cold calling, I’m focusing on email outreach to connect with distressed property owners, real estate agents, and investors.

I’ve been learning by listening to Brent Daniels’ Wholesale Inc. podcast and watching Jerry Norton’s YouTube videos, and now I’m actively taking steps to get my first deal. I’ve already:

:white_check_mark: Joined Facebook cash buyer groups and connected with some potential buyers.

:white_check_mark: Sent emails to local real estate agents hoping to build relationships and find deals.

I’m specifically looking for both on-market and off-market deals in Atlanta, particularly Gwinnett County, since investor activity is strong in the area. I also recently purchased an acre of land in New Mexico as my first real estate investment, and I’m excited to continue growing in real estate.

My Current Strategy:

• Finding off-market deals by reaching out to distressed property owners and networking with agents who work with fix-and-flip investors.

• Exploring on-market opportunities by identifying undervalued properties that investors may have overlooked.

• Using email outreach instead of cold calling to connect with sellers and agents.

• Getting properties under contract and assigning them to cash buyers or using transactional funding for double closings.

Since I’m just getting started, I’d love some advice from experienced wholesalers:

  1. What’s the best way to find more on-market and off-market deals in Gwinnett County (or Atlanta in general)?

  2. How do you find and vet reliable cash buyers who are ready to close?

  3. Are there any platforms or tools (free or low-cost) you recommend for lead generation, email outreach, and deal sourcing?

  4. What are some common mistakes I should avoid as a beginner wholesaler?

  5. Does anyone here have connections with wholesalers, investors, or agents that I can partner with?

Hi Jardin, we’re new to land investing too, but my husband is a land surveyor here in Georgia so our strategy is to purchase land from wholesalers (assignment deals). If you’re canvassing for deals, we’re looking for 5-15 acre tracts we can subdivide and flip to smaller builders or individuals who want to build or place a mobile home on the lot. Almost any county in northern Georgia would work for us, specifically Pickens, Rabun, Habersham, White, but there are many others. We’d like to find a wholesaler we could partner with here in GA to purchase, subdivide, and flip and repeat.

Hi Jardin-

Definitely keep your startegies diversified and be opened to transactional funding because there are instances in which you will 100% need it:

  1. one such is jurisdictions in which assignments are disallowed, or
  2. passthrough funding from end buyer is not allowed
  3. end buyer insists on not having their funda used for passthrough and they do that by requiring that the property is in your company name 1st
  4. the buyer is using a lender/bank funds to buy - they also don’t provide clear to close until you own the property

I’m happy to talk more about it. I’m a transactional funder and have been at it for quite a while. Definitely more reasonable than the big ones you’ve heard of and I’m a former land flipper of 3 years so I’m plugged into the game for sure.
