I’ve had this property listed for six months now and I haven’t gotten a single serious inquiry. Not even a lowball offer. Just crickets.
I listed it at $15k, which I thought was aggressive but fair. When I check recent comp sales in the area, similar properties are selling between $17k and $19k. So on paper, my price looks like a steal.
But clearly something’s not working. Either my comps are off, or the market for this specific property just isn’t there, or maybe my marketing sucks. I’ve tried the usual stuff like Facebook, land listing sites, and even some targeted ads. Nothing.
So now I’m trying to figure out my next move. Do I drop the price significantly and try to get out from under it? Do I pull it off the market and wait for better market conditions? Do I completely change how I’m marketing it? Or am I missing something obvious about why this thing won’t sell?
What would you do if you were stuck with a property like this? How long would you wait before making a major change?
If the other properties that have sold have agents, maybe reach out to them and see what makes their properties superior to yours? There’s a disconnect somewhere between what you see as the value, and what the market sees as value. Does your marketing material look like just another empty lot? Or does it capture your target buyers interest with compelling visuals and stories with how they can use it?
We’ve been financing for years. It’s how we came into land, buying notes. We add a little interest and offer to rebate it in a “6 months same as cash” model.
