So I reached out to my first builder on phone. They said to send them anything I have though they were not looking now.
I then shot them an email asking them to tell me what they were looking for, where, and at what prices?
I also saw an off-market cheap lot. Reached out to seller by phone but no answer. I just sent them a letter in the mail yesterday.
If the lot owner gets back and are willing to sell, how do I find the escrow/ closing company? I have one of Jerry Norton’s PA to use. Do I need to have earnest money down?
Also, how long should I ask for closing time in case the builder doesn’t come through ?
Hey @Andy, I highly recommend you invest in your education a little before proceeding. Seth’s course walks you through all of this step by step. I am not trying to sell you anything and have no affiliation with Seth, but I am just being honest in that you should already have a basic understanding of what needs to happen from start to finish before you start reaching out to industry professionals and trying to close deals.
I understand everybody has to start somewhere but frankly these are questions I believe you should already have the answers to before you start trying to do deals. I would utilize ChatGPT to help you answer these questions as well.
An oversimplified explanation is you market to vacant land sellers, hopefully one or even a few decide to sell, get the property under contract, contact a land specialized realtor you want to list with for an opinion of value and walk the property. If realtor confirms you have a deal, use the title company they recommend. Pay for it and transfer it into your company name, list property with the same realtor, sell and collect profit.
