PLEASE help, buyer needed!

Hello everyone,

I have my first property under contract in Garland County Arkansas and close of escrow is at the end of January 2025. Does anyone have buyers in this county? It’s a 3.7ish vacant, wooded parcel in Hot Springs National Park. Thank you in advance.

Let’s win,
Alf

Congrats on getting your first one under contract @alfjomoc!

Have you tried posting this in our Deal Marketplace Facebook Group? Might be worth a shot.

@retipsterseth thank you, that means a lot! I actually did post it in the Deal Marketplace. Off to the races!

Alf, that’s great news. Congratulations. The first one is by far the hardest. Mind if I ask you how you sourced the deal, blind offer, cold calls etc.? Thanks.

Hey Alf! Congrats on the first property! Are you buying or attempting to wholesale? If you’re buying, I sold my first two properties earlier this year on Ebay and had tremendous success doing so. These properties were getting nowhere on Zillow or anywhere else (and I made a rookie mistake by cross-posting the property everywhere on Craigslist and got banned). The first I listed on Ebay as an auction sold in 10 days and the second sold in 30 (longer auction).

If you’re wholesaling, the deal market place as mentioned by others or Craigslist is probably your best bet. Good luck!

Hey Ross,

Thank you for reaching out! The property was found through a neutral letter mail campaign. I followed Seth’s course framework by creating a buying website that directed the seller to reach back out to me. This method works great for me because I still work a W-2. I hope this helps, happy investing. Happy Holidays as well!

Hey Matthew,

I appreciate your help! Does selling mid priced properties work as well with lower priced ones on EBay? I plan to wholesale this one so I’ve been grinding it out to get this sold. A buddy of mine was kind enough to put it on Investorlift as well. Happy investing and Happy Holidays!

Congrats on your first property! While I don’t have buyers in Garland County, Hot Springs is a great spot. Consider reaching out to local agents or listing sites to find potential buyers. Good luck with the sale!
