For those of you that used PRYCED for your comps/offers, how accurate do you find it to be?
@gaent In our opinion, it depends on the 1.) the region (if they have lots of comps and data) and 2.) size of the parcel (accuracy improves above 5 acres). We do use PRYCD on our mailers and to run quick comp reports when sellers call. It’s just one data point and we figure 80-85% of its estimate. When we’re in deep DD, when about to open title, we manually run more comps, using the Pebble pricer links and the links from the comp report plus the usual LW and Lands.
