Self-Closing: How to Conduct Your Own Title Search

I’m a brand new investor, still building my business & figuring out how to do the whole process.
I need to figure out how to run a title search when doing a self-close. I am buying smaller, cheaper lots in Cochise County, AZ, so I will be self-closing. I have a mentor helping me, but she is having me pay a VA to run individual title reports & it seems like a very simple search that I could do on my own, and then I could train another VA to do it for less, perhaps? I will be hiring a land VA anyway within the next few months, so I would like to streamline this process and not pay $20 each for a simple title report.
Is this something Data Tree does? Which report will give me the info that I need for the title?

The long and the short of it is that if you know what you’re doing and you’re willing to deal with the inconvenience of getting your documents directly from the county, you can do it for pretty cheap. However, most people aren’t that well educated about how to do it and they don’t want to deal with the hassle. That’s where services like ProTitleUSA can make it cheaper.

If you want the easiest option, that’s when you can just hire a title company to do everything for you (including title insurance).

I have used ProTitleUSA and I like their reports. They’re a tad expensive for what they are, but I do like the consistent and complete info they provide.
