I got what I think is a great deal on a 40-acre parcel in rural Texas, but the seller is suddenly demanding we close in 72 hours or he’s moving on. I haven’t finished my due diligence. Is this a red flag or just an anxious seller?
Have you asked them why they’re in such a sudden rush?

When you say “due diligence,” I’m assuming you’re already under contract. My question would be: how long is your DD period per the agreement?
One thought—adding some EMD might help calm the seller and build a bit more trust, giving you the space to finish your DD within the agreed timeline.
It’s a red flag. Trying to think of a scenario from the seller’s perspective where it really makes sense that they can accept your price, but they have to close in 72 hours, and if you don’t its a better alternative for them to walk away??? In negotiations when someone gives a deadline its rare that its actually real. As Seth said, ask why they are in this situation. Figure out how much time you need to complete your due diligence. Then try to get it done.
@Kay-Walker I have about 24 more days for my DD according to our PA. That’s a good idea about the EMD. I’ll try that! I’m also not sure what right he has to yank our agreement just because he’s getting cold feet. not sure if I’d actually sue him for performance either way though.
