Sending Forfeiture Notices: Do You Underwrite Your Deals?

I sent 6 certified mail forfeiture notices yesterday. Purchased these from a seller using the low down, low monthly model. Are you underwriting your deals?

I recently acquired Call the Underwriter, and I’ve been having lots of conversations with people who are originating seller finance notes. It’s incredible to me how many people are still doing it wild west style like its 1980.

Max Bailey from Call the Underwriter dished out some great knowledge when I interviewed him on the podcast.

It is surprising how little underwriting is done on most seller financed land deals. If you don’t, you’re just asking for future hassles and annoyances (we lay out the whole framework for doing this in the Seller Financing Masterclass, by the way).

Are there other loan underwriters for hire who will evaluate deals like Max Bailey? I wonder if AI can be used to do some of this work now.
