Should I Walk Away from a Great Property That Needs a Well and Septic?

Hey guys I was looking at a beautiful property with nice view great surroundings
basically, a very desirable place to be but the owner mentioned that it will need a well and a septic tank installed should I walk away from the property, or should I continue pursuing the property?

For something like this, it could still make sense to buy, but you’d want to make sure you’re getting it at a serious discount (like, maybe 30% of market value, less if possible) because this extra profit margin will help give you a buffer or protection if the septic system isn’t feasible and/or if the ground doesn’t perc.

You don’t need to install the septic system yourself to sell it. Many buyers are happy to do this work on their own if they like the other attributes of the property… at the most, you might want to order a perc test just to verify that a septic system can be placed there.

Thanks Seth your always helpful

Check with the county as to well and septic requirements. Even though you might not instal well and septic if you have certificates to do both it adds considerable value the property.

thanks, Sir, for the information

Many of my properties are like that. If they want to live on the lot, then the customer would need to have septic installed at a minimum, the well is debatable. Where water is deep and expensive to drill, most install water tanks and either have it delivered or practice rain harvesting. In any case, I don’t worry about those details. Although, I would have a perc test performed. If it doesn’t perk that could be a significant problem and greatly limit your buyer pool. Hope that helps,
