Great warning. Buying land sight‑unseen is risky business: you’re not just betting on the soil, but on zoning, access, and long-term value that you can’t fully assess remotely. It’s smart to push for a site visit, inspect utilities, and verify title or survey maps before pulling the trigger. Even when deals look sweet, due diligence is what keeps things from becoming a nightmare.
Some states have Oil& Gas Well maps available on line. Here are a couple examples I’ve used.

(Use the search window and GPS coordinates to zom into the area of a parcel)

Selena if you still have that landlocked property there are ways to get access. Seth I think did a post on that, and there’s a guy on FB out of Texas - Logan Bentley Fullmer - he does trainings on how to fix those.
