Success with Messaging FSBO Listings on Platforms Like Facebook Marketplace, LandWatch, etc

I’ve been exploring the idea of messaging FSBO (For Sale By Owner) listings on platforms like Facebook Marketplace, LandWatch, and similar sites, and I wanted to get a sense of whether this has been a successful strategy for others.

I know the main goal is finding people who aren’t actively selling but would consider it, and while these listings make reaching out easier, I can’t help but wonder if they’re actually effective. On the surface, it seems like it could be an easier way to connect with sellers directly.

Has anyone had success targeting a specific market area through these types of listings and gotten a deal where the seller was willing to sell for substantially less than market value? If so, how are you structuring your outreach, and do you think it’s a worthwhile method compared to other lead generation strategies?

I believe it is highly effective. Targeting prospects in distressed situation is fairly easy to convince them to sell on a cheaper rate. As they are already in a distressed situation, you just get to throw them the right offer and they will sell.

That’s where almost all of sales come from. Yes, it’s effective.
