I’ve noticed a lot of interest in people subdividing larger parcels and selling off individual lots or entitling / developing them. I am new to land flipping but I am an Architect and have worked on many development projects both as an architect and developer. To be clear, I am not a civil engineer and do not design infrastructure or grading / drainage. My planning expertise is preliminary zoning analysis and conceptual site layout to help understand the highest and best use of a property. Getting the layout and the mix correct and understanding the zoning (what is allowed ‘by-right’ vs. what would need to be rezoned) is crucial for a successful sale or exit on the back side of a project.
I am curious if anyone here is interested in high level site analysis and planning or if that is a service anyone would find useful. The benefit of doing a conceptual plan is the ability to shop the idea to investors, municipalities, and buyers for a much smaller price than going all in on development costs up front and potentially running into additional costs due to redesign or not being able to line up funding.
