Have any of you ever bought from a tax deed auction? I’m curious about the success
any of you have had and want to know the pros and cons.
I was heavily involved back in the 90’s, when I lived in GA. I was buying before the auction directly from the county. I got good and thoroughly sued. I made good profits but by the time I paid $30K in legal fees, it wasn’t profitable enough to continue. Also, there were several years back taxes I had to pay plus a couple more years by the time I could get good title, plus paying the attorney for the quiet title action. With all that, I had 50% of value in the lot. Not worth it.

Know the State rules for redemption
Some of these are unwanted properties for good reason. Unbuildable, land locked, under water etc.
Be aware of City abatement, garbage, and other fees. I bought one where a hurricane had wiped out a mobile home. Owner left town. City had to clear the lot and attached a lien to the property for $13,000 that did NOT show up in a cursory title report. Pensacola waived late fees but I still had to pay. Eventually sold to a small developer on terms.

Tax Sales are awesome. Just like making Blind Offers with the advantages of not having to talk to anyone or negotiate.
Pull the Auction list, Comp as you would with a Blind Offer campaign, and Filter the Auction List with any properties matching your offer range.
Just like always, its a #s game. There won’t be alot of properties matching your MAO, but there should be some.
Its always competitive, so stick to your MAO and be patient. You’ll get some.
