I’ve been hearing a lot about how successful investors are with texting campaigns, but I have some questions about navigating the A2P (Application-to-Person) registration process, specifically when it comes to opt-ins.
A2P registration asks about how people opt-in, but from what I’ve understood, texting in the land investing space is more about starting a conversation rather than having people opt-in. At the end of the day, we aren’t selling something. I know outreach this way is a gray area in regards to legalities, but it seems like a lot of investors are finding success with it.
I’m aware that Launch Control is the go-to platform for this, but I’m wondering how others are handling A2P registration, especially if they’re using other tools that connect to Twilio and require this kind of registration. How are you registering/structuring your campaigns to make sure you’re compliant with the registration process while still using texting as a conversation starter?
Looking forward to hearing how others are navigating this! Thanks in advance
I think one of the underlying issues is that you can’t use an auto-dialer that sends out texts or makes calls autonomously without someone there to manually send them out.
Launch Control is able to get around this by making you manually click ‘Send’ every time you send a SMS message, so it’s not an auto-dialer. I believe Smarter Contact works the same way.
Have you submitted your A2P registration yet? If so, are you having any issues with it? I had to send mine in a couple of times before it got approved.
Great question, Austin! Navigating A2P compliance can indeed be tricky, especially in the land investing space where the focus is on initiating conversations rather than promoting products.
Platforms like Launch Control and Smarter Contact are popular because they help create a perception of compliance by requiring a website with a consent form, even if the leads haven’t directly opted in. This helps establish credibility with carriers and reduces the likelihood of being flagged as spam.
If you don’t already have a website with a consent form, it’s worth setting one up—it doesn’t need to be overly complex. It also helps to be intentional about how you phrase your initial messages. Keeping the tone conversational and relevant to the recipient can go a long way in maintaining engagement while staying compliant.
What platform are you currently using, and how are you structuring your messaging strategies? Would love to share more tips!
