Im looking for advice on who I should have review the purchase agreement I use when purchasing off-market land deals without a realtor. I created the agreement from a basic land purchase agreement template by putting it into Chat GPT to make it more understandable from someone with no legal background. I really like it because I can understand it and I think it’s less intimidating for the seller. On my first deal I had a realtor look it over for me and she said it was fine. However, I would like to have a legal profesional look it over and make sure nothing in there could trip me up. Most real estate attorneys wants $400 just to look over a 3 page contract. I’m ok with paying this, I just could see it getting annoying every time I need to tweak it when unique situations come up.
Long winded, I know. But, how do you all do your purchase agreements? Has anyone tried Rocket Lawyer or something similiar? Or do you fork over the $400 for an hour with an attorney?
It sounds like you’ve already tried all the best cheap/free ways to create and alter a contract. If you want assurances from a human legal professional, I don’t see any way around this other than to pony up the cash.
As for making future changes to your contract, I can count on a couple of fingers the number of times I’ve changed my purchase agreement over the past 15 years (and they were small changes, at that).
I get where you’re coming from. It’s hard to know when you’re over- (or under-) doing it when paying for legal help like this. I think if you’re happy with what ChatGPT gave you AND if you get it reviewed once by an attorney and they’re good with it, you’ll be all set for a good long time.

I was in the same situation when buying off-market land a while back. I started with a template and had a lawyer review it the first time. It cost me around $400, but it gave me peace of mind. After that, I kept the same agreement and only had the lawyer check it again if there were unusual clauses or special situations.
I also tried services like Rocket Lawyer, and they’re fine for simple tweaks, but for anything important, I still go to a real attorney. In my experience, paying once for a solid review saves a lot of headaches later
