Property taxes matter if you are holding flips longer these days. Rates vary by state from .36 to 1.77% in Texas. Special note, Texas reassesses at each transaction. I had a $250k purchase reassessed to $630k! We haven’t been able to sell it for 3 years!

Oh wow, that’s a HUGE jump in reassessment… and a great point, especially in places where property taxes can’t automatically be assumed to be ‘cheap’ all the time.
