One Thing Worth Checking Before Trusting Property Data

Hey everyone!

I’ve been spending quite a bit of time working with property research, and one thing I’ve noticed is that having information available doesn’t always mean it’s been verified.

For example, county records can sometimes show different ownership information for the same property. A tax record might show one name, while a GIS system shows another.

It’s tempting to assume one of them must be correct, but the discrepancy itself is something worth investigating.

A few things I think are particularly useful to pay attention to during preliminary research:

  • Where the information came from: Different sources may serve different purposes.

  • When it was last updated: A record can be accurate for its reporting date without reflecting the property’s current status.

  • What still needs verification: A complete-looking property report doesn’t necessarily mean every detail has been confirmed.

I’ve learned that sometimes identifying uncertainty can be just as useful as finding the information itself.

Even when a property looks promising during initial screening, it’s worth knowing which details can be relied upon and which require additional investigation.

I’m currently building GroundVerity, a property research business, and this is one of the things I’ve come to appreciate while working in this field.

Just wanted to share something I’ve learned that might be helpful to others researching land!
