Is PropStream's data getting worse, or has it always been like this?

I’m curious what kind of accuracy people are getting from PropStream these days.

I’ve seen complaints about properties showing the wrong ownership information, phone numbers that don’t work, and listings that aren’t up to date.

I get that no data provider is going to be perfect, but at some point, if you’re paying for the information, you’d expect it to be reasonably accurate.

For anyone using PropStream, BatchLeads, or DealMachine regularly, which one has actually been the most reliable for you?

And do you trust the ownership and contact information enough to use it as-is, or are you checking everything against county records first?

I want to hear from people who’ve used multiple platforms and can compare their results.

Good question, Sally — I’ve seen the same thing, especially with phone numbers. They go stale fast, and ownership can lag a sale or transfer, so I don’t use any of them as-is for outreach.

What works for me is using PropStream mainly to build and filter the list, then spot-checking ownership against the county assessor before I mail or call. If a small sample comes back with a few bad owners, I know to slow down and verify more of that batch rather than trusting the whole list.

I haven’t found one provider that’s clearly best across the board — it seems to vary a lot by county — so that county check has been the most reliable filter for me.
